Okay, I'm tired of beating around the bush. I'm a beautiful (spectacularly beautiful) 25 year-old girl. I'm articulate and classy. I'm not from New York . I'm looking to get married to a guy who makes at least half a million a year. I know how that sounds, but keep in mind that a million a year is middle class in New York City , so I don't think I'm overreaching at all.



Are there any guys who make 500K or more on this board? Any wives? Could you send me some tips? I dated a businessman who makes average around 200 - 250. But that's where I seem to hit a roadblock. 250,000 won't get me to central park west. I know a woman in my yoga class who was married to an investment banker and lives in Tribeca, and she's not as pretty as I am, nor is she a great genius. So what is she doing right? How do I get to her level?


Here are my questions specifically:


- Where do you single rich men hang out? Give me specifics- bars, restaurants, gyms

-What are you looking for in a mate? Be honest guys, you won't hurt my feelings

-Is there an age range I should be targeting (I'm 25)?



- Why are some of the women living lavish lifestyles on the upper east side so plain? I've seen really 'plain Jane' boring types who have nothing to offer married to incredibly wealthy guys. I've seen drop dead gorgeous girls in singles bars in the east village. What's the story there?

- Jobs I should look out for? Everyone knows - lawyer, investment banker, doctor. How much do those guys really make? And where do they hang out? Where do the hedge fund guys hang out?

- How you decide marriage vs. just a girlfriend? I am looking for MARRIAGE ONLY

Please hold your insults - I'm putting myself out there in an honest way. Most beautiful women are superficial; at least I'm being up front about it. I wouldn't be searching for these kind of guys if I wasn't able to match them - in looks, culture, sophistication, and keeping a nice home and hearth.

I read your posting with great interest and have thought meaningfully about your dilemma. I offer the following analysis of your predicament. Firstly, I'm not wasting your time, I qualify as a guy who fits your bill; that is I make more than $500K per year.

That said here's how I see it.

Your offer, from the prospective of a guy like me, is plain and simple a crappy business deal. Here's why. Cutting through all the B.S., what you suggest is a simple trade: you bring your looks to the party and I bring my money. Fine, simple. But here's the rub, your looks will fade and my money will likely continue into perpetuity...in fact, it is very likely that my income increases but it is an absolute certainty that you won't be getting any more beautiful!

So, in economic terms you are a depreciating asset and I am an earning asset. Not only are you a depreciating asset, your depreciation accelerates! Let me explain, you're 25 now and will likely stay pretty hot for the next 5 years, but less so each year. Then the fade
begins in earnest. By 35 stick a fork in you!

So in Wall Street terms, we would call you a trading position, not a buy and hold...hence the rub...marriage. It doesn't make good business sense to "buy you" (which is what you're asking) so I'd rather lease. In case you think I'm being cruel, I would say the following: If my money were to go away, so would you, so when your beauty fades I need an out. It's as simple as that. So a deal that makes sense is dating, not marriage.

Separately, I was taught early in my career about efficient markets. So, I wonder why a girl as "articulate, classy and spectacularly beautiful" as you has been unable to find your sugar daddy. I find it hard to believe that if you are as gorgeous as you say you are that the $500K hasn't found you, if not only for a tryout.

By the way, you could always find a way to make your own money and then we wouldn't need to have this difficult conversation.

With all that said, I must say you're going about it the right way. Classic "pump and dump."

Recession

Subprime estimation loss is around USD 300 to 400 billion. The market become a seller market when everyone trying to cash out of the market.

What happen in the market is knee jerk reaction of the subprime crisis. Market try to reaccess how much losses incurred by the subprime crisis.

Then the chain reaction happen.

When market are selling, more and more funds around the globe need to sell because everyone trying to escape the fall. So the market fall.

Secondly, everyone are worried that USD will drop further. They started to sell and buy other currency. Some invest in bond and gold.

Then the oil price. When USD fall, it become cheaper for others to buy oil. The demand push up the price.

Back to the question recession. Common sense, if oil price is high, that show world market are growing. How can recession happen when world market is booming?

Subprime crisis is like NPL loan in Malaysia. 300 to 400 billion is very small figure for a market like US. Furthermore, the losses are incurred by financial institution and not whole market.

Have you heard of whole world financial institution collaspe. In a way, bank close shop. No one buy shares. No credit card to use. Sound insane right.

These FI will find their way to overcome the losses. Furthermore it is paper loss and believe it, they have the way to overcome it.

I don't believe recession will happen anytime soon as there is margin for US treasury to reduce interest rates in preventing recession.

Subprime crisis. Recession next?

Remember the dotcom crash happened a few years back. During that time, everyone were so bullish on dotcom companies that they invested in company that reach few hundreds in PE ratio. PE ratio stand for price earning ratio.

Lately, a few major financial group around the world are reporting write off on subprime mortgages. Who to be blame on this? Will it hurt the world economy?

Remember during our 1997 crisis when our currency was attacked by speculators. It lead to downfall of the stock market and economy as a whole. However, our government at the time was smart to use Danaharta and Danamodal to revive the banking industry and clean up the non performing loan.

I guess the world economy power should learn something from us on this. With billions written off by the financial giants, the liquidity in the market will be reduced and it will definately bring down the economy.

Fortunately something big is happening. China and India are the emerging economy power. We shall wait and see when the financial impact hit US, it will benefit the emerging economy power as more and more funds will flow into the new economy power. So for those who are worried if recession is just around the corner, my point of view is, it will happen in US but not the world. Cause mighty China and India are there to lend hand.

Gearing below 0.5 ( U hv cash $1.00 vs debt of 0.50 )is considered healthy

0.5 to 0.8 ( Cash 1.00 vs debt of 0.50 to 0.80 ) considered normal n acceptable

U should avoid Low PE stock which gearing exceeded 1 !

gearing exceeded 1 means u hv $1.00 but u hv debt more than $1.00

One classical example := Megan

Megan was once stood at PE 2+ (50% return per annum ), in d same time its gearing almost touching 2, in short :- they hv one dollar in hand n also 2 dollars in debt .

If u r not from accounting back ground to find out what is its gearing stand from balance sheet, u can either find it from osk data base or the edge .

FYI, Plenitude is one of d million that having gearing of ZERO ! Low PE(7) plus high NTA >5.00 ( its current NTA 3.20 was calculated in year 2000, by now it should worth >5.00 at least ) ^V^

Oil price is getting higher

Tight oil supplies, red-hot global demand and a weakening dollar will boost average oil prices to a record level next year, a Reuters poll showed on Wednesday.

Analysts raised their average 2008 oil price forecast for U.S. crude to $67 a barrel as many believe the current rally will continue well into next year. The forecast surpasses the record average of $66.24, reached in 2006.

"Behind the market tightening, we see global oil demand accelerating in the second half of this year and maintaining strong momentum through early 2008," said independent analyst Geoff Pyne of Enerpyltd.com.

Falling U.S. crude stocks, concern about storm damage to Gulf of Mexico oil installations,
a half-point cut in key U.S. interest rates and a weak dollar have pushed oil to a record
$83.90 a barrel this month.

Analysts forecast oil prices to finish strong this year with U.S. crude averaging $69.82
in the fourth quarter. The average 2007 oil price is estimated at $66.07, slightly lower than
last year due to the market's brief dip below $50 in January.

"For the balance of this year, we do not see much downside given current OPEC production
trends," said Harry Tchilinguirian, senior oil analyst at BNP Paribas.

"And the usual geopolitical suspects -- Iran, Iraq, Nigeria, Venezuela -- will feature again prominently next year," he added.

The Organization of the Petroleum Exporting Countries pledged this month to raise oil output by 500,000 barrels per day from Nov. 1, but the move did little to soothe consumer
concerns that supplies may run thin this winter.

Microsoft founder Bill Gates is the richest person in America for the 14th year in a row, followed by investor Warren Buffett, according to Forbes magazine's latest list of the wealthiest Americans.

The pair's fortunes each grew by $6 billion in the past year, Forbes said Thursday, with Gates' fortune $59 billion and Buffett $52 billion.

Buffett has pledged 85 percent of his net worth to the Bill and Melinda Gates Foundation and family charities.

Casino magnate Sheldon Adelson ($28 billion), head of Las Vegas Sands, and software tycoon Larry Ellison ($26 billion), chief executive of Oracle, remain at No. 3 and No. 4 on the 25th annual ranking of 400 rich Americans, which now requires a minimum net worth of $1.3 billion for inclusion.

"The collective net worth of those listed on the 400 this year rose $290 billion to $1.54 trillion," Forbes said. "Despite market jitters, nearly half of the 45 new members come from hedge fund and private equity investments."

For the first time since 1989 there are no members of the Walton family, descendants of Wal-Mart founder Sam Walton, in the top 10. Four members -- Jim, Christy, Robson and Alice -- slipped to 12th and 15th place.

The Waltons were displaced by Google co-founders Sergey Brin and Larry Page, who came in at No. 5 with fortunes of $18.5 billion, and brothers Charles and David Koch, who run Koch Industries, the world's second largest private company, and are each valued at $17 billion, earning them 9th place.

Investor Kirk Kerkorian was the biggest gainer on the list, his fortune rising by more than $9 billion in the past year to $18 billion. He debuted in the top 10 at No. 7 -- up from No. 26 last year.

Permodalan Nasional Bhd’s unit Amanah Saham Nasional Bhd will make available 2.06 billion new units of Amanah Saham Wawasan 2020 (ASW 2020) for the public to subscribe on Sept 12.

PNB president and chief executive officer Tan Sri Hamad Kama Piah said the offer would commence at all ASNB offices and 1,400 agents’ outlets nationwide at 9.30am.

“To ensure fair distribution to the investing public, a maximum limit of 20,000 units has been set per account holder during the offer period from Sept 12 to 25,” he said.

Under the new offer, 60 million units have been allocated for the disabled to provide them with hassle-free transactions.

Hamad said the disabled must produce the Disabled Identification Card issued by the Social Welfare Department when making transactions.

ASW 2020 is a fixed-priced equity fund open to all Malaysians aged six months and above and is subject to a 51:49 bumiputra and non-bumiputra quota. Each unit is priced at RM1.

Di bawah ini adalah satu desas-desus politik yang menggemparkan. Ia membabitkan kisah kononnya Datuk Seri Abdullah Ahmad Badawi telah memperolehi “wang pendahuluan” sebanyak RM840 juta daripada Singapura untuk “membeli sokongan” anggota Kabinet Malaysia dan ahli Majlis Tertinggi UMNO supaya tidak memujuk Tun Dr. Mahathir Mohamad menukar keputusannya bersara daripada politik dan kerajaan pada akhir 2002.

Desas-desus ini saya cedok daripada tulisan Raja Petra Kamarudin (RPK), dalam ruangan The Corridors Of Power, Malaysia Today, 3 September 2007. Dengan tajuk Fact Or Fancy?, RPK menghuraikan desas-desus yang mendakwa kononnya pada suku akhir 2002, Singapura telah memberikan wang sejumlah RM840 juta kepada Khairy Jamaluddin.

Kata desas-desus itu, Khairy kemudiannya dikatakan menyerahkan wang RM840 juta itu kepada Tun Khalil Yaacob selaku Setiausaha Agung UMNO pada ketika itu. Kononnya, wang itu adalah untuk “membeli” seluruh anggota kabinet Malaysia dan ahli-ahli Majlis Tertinggi UMNO Malaysia.

Menurut RPK, tidak terdapat sebarang dokumen untuk membuktikan transaksi wang tersebut. Yang ada hanya kenyataan “one high level Umno official” atau seorang pegawai tinggi UMNO yang dikatakan memperolehi maklumat berkenaan daripada seorang pegawai perisikan asing yang memantau pergerakan wang itu daripada Singapura ke Australia dan akhirnya di Malaysia.

Antara intisari desas-desus itu adalah, selepas Mahathir mengumumkan perletakan jawatannya di Perhimpunan Agung UMNO 2002, beliau pun bercuti di luar negara. Percutian itu kononnya membimbangkan sesetengah pihak. Mereka khuatir kalau-kalau sekembalinya daripada percutian, Mahathir mungkin menarik balik keputusannya untuk bersara.

Untuk mengelakkan kebimbangan di atas jadi kenyataan, anggota Majlis Tertinggi UMNO dan anggota Kabinet Malaysia perlu “dibeli”.

Kononnya, ketika itu Abdullah tidak mempunyai wang untuk tujuan tersebut. Lantas, Khairy pun dikatakan dikerahkan ke Singapura untuk berunding dan mendapatkan “advance” sejumlah RM840 juta daripada pihak berkuasa di republik berkenaan untuk membiayai “pembelian” di atas.

Sebagai balasannya, Malaysia kononnya akan membantu Singapura mengatasi masalah tanah yang dihadapinya. Pertama sekali, Malaysia akan menjual pasir yang diperlukan untuk kerja-kerja tebusguna laut supaya pulau itu membesarkan saiznya dua setengah kali ganda daripada sekarang.

Keduanya, Singapura akan “annex” atau “memajak” sebahagian daripada Johor, walaupun tidak sama seperti pemajakan Province Wellesley kepada Pulau Pinang, tetapi secara tidak langsung menerusi kewujudan Wilayah Pembangunan Iskandar yang sebenarnya adalah Wilayah Ekonomi Utara Singapura.

Wang sebanyak RM840 juta itu kemudiannya dikatakan telah dibahagi-bahagikan kepada pihak yang tersebut di atas. Dengan itu, sekiranya Mahathir menarik balik keputusan persaraannya, maka penerima habuan tersebut hendaklah melakukan ssuatu supaya Mahathir terus bersara.

Adakah berita angin yang liar seperti di atas sahih dan benar? Tidak mungkinkah kisah di atas sengaja diada-adakan? Kata RPK, adalah sudah jadi lumrah di Malaysia di mana desas-desus akhirnya menjadi kenyataan. Contohnya, Abdullah pernah menyatakan di satu sidang media bahawa perkahwinan beliau dengan isterinya yang baru adalah hanya desas-desus atau berita angina. Tetapi, bukankah Abdullah kini berkahwin dengan wanita yang didesas-desuskan sebelum ini?

Singapore or Dubai

A friend of mine is offered job in Singapore. His pay is much higher after conversion to ringgit Malaysia. His pay is more than 5 figure after conversion. I wonder how many Malaysian who work in Malaysia actually enjoy this pay. Malaysian can speak and write multi language.

If we stay in Malaysia, our pay definately will not reach 5 figure unless we are top management in MMC or Public Listed company.

Another guy I heard who work in Dubai in the mid 20 are earning not only 5 figure salary but the company also give a lot of ESOS (share option) to him. And this company is listed in Malaysia where the shares was worth RM 2 few months back. Now the shares are worth more than RM 12 before share split. I think this guy can bring one million ringgit back to Malaysia for working in oversea for few years.

Another friend of mine is only earning few thousands in Malaysia but went to Macau lately. Just imagine how much he is earning when he say this word " Whatever I want, I will buy and I spend money until do not know how to spend yet I can still save RM 5000 per month"

So for those who think they have potential, try to explore oversea cause you just need to work for few years and become millionaire.

I have not been to the unit but for a basic unit without renovation, it can fetch easily RM 160,000 in the market.

What a bargain.

Bond back by hire purchase

KUALA LUMPUR: CIMB Bank, plans to sell up to RM10 billion in asset-backed bonds over 20 years, the company said on Tuesday.

The paper, backed by car loans, would have maturities of one, three, five, seven and eight years with the first tranche of RM505 million to be issued next month, said Patrick Khoo, CIMB Bank's head of securitisation and structured finance.

The US subprime mortgage crisis has jolted global credit markets, scuppering some planned bond sales.

But the bank was confident demand for the paper would be strong despite the current market turmoil.

"The ringgit market is relatively insulated," said Lee Kok Kwan, group treasurer of CIMB Group.

"The good thing about Malaysia, relative to its peers in the region, is that the local currency debt market here is very developed. Therefore the exposure to USD assets, USD credit is very limited."

Malaysian Rating Corp (MARC) had said in a statement late on Monday that the bonds would be issued in three classes, to be rated AAA, AA and A+.

One tranche of the bonds would be backed by interest and principal payments from hire-purchase loans that had been given to buyers of new Proton cars, MARC said.

These loans were originally made by CIMB, a unit of financial group Bumiputra-Commerce Holdings Bhd, on behalf of Proton Commerce Sdn Bhd, a joint venture between CIMB and Proton Edar, a distributor for car-maker Proton Holdings Bhd. - Reuters



This look good because Proton cars interest rates are high. Instead of financing the car loan with own capital, CIMB use the bond holder money to finance car purchasers and in return, they make money from there.

It cross my mind why I buy property. Well, my answer is for early retirement. Last time, I heard of people saying to make their first million is the hardest. For me, only a few well connected or super smart guys can make their first million.

For a normal person like me, I have to stop dreaming of making million. Ultimately, we work for money and for retirement.

Some people work because they enjoy their job. Yes I do agree with them but ultimately, if you can find a cashflow to sustain your monthly expenses and yet can work on what you like, will it be better.

So property is the best solution. It will be tough on earlier stage but sooner, when the time pass, we will be able to see result.

Credit card usage

My friend taught me how to maximise the credit card usage. As we know, bank in Malaysia allow 20 days interest free periods for purchase. The trick is very simple. You need to know what is the posting date for your credit card statement.

Assuming posting date is first of every month.

So assuming you are using credit card to buy a product on the first of April (let assume)

Because on the date, bank already send statement, the next statement will be on May

On first of May, bank send statement, there will be 20 days grace period to pay the bill.

So your exact date is on the 20 May to pay the bill

THERE YOU MAKE 50 DAYS INTEREST FREE PURCHASE.

But be careful. Learn to manage your finance and this is just short term method to buy time.

Exchange traded funds

Exchange-traded funds, or ETFs, are investment companies that are legally classified as open-end companies or Unit Investment Trusts (UITs), but that differ from traditional open-end companies and UITs in the following respects:
ETFs do not sell individual shares directly to investors and only issue their shares in large blocks (blocks of 50,000 shares, for example) that are known as "Creation Units."
Investors generally do not purchase Creation Units with cash. Instead, they buy Creation Units with a basket of securities that generally mirrors the ETF抯 portfolio. Those who purchase Creation Units are frequently institutions.
After purchasing a Creation Unit, an investor often splits it up and sells the individual shares on a secondary market. This permits other investors to purchase individual shares (instead of Creation Units).
Investors who want to sell their ETF shares have two options: (1) they can sell individual shares to other investors on the secondary market, or (2) they can sell the Creation Units back to the ETF. In addition, ETFs generally redeem Creation Units by giving investors the securities that comprise the portfolio instead of cash. So, for example, an ETF invested in the stocks contained in the Dow Jones Industrial Average (DJIA) would give a redeeming shareholder the actual securities that constitute the DJIA instead of cash. Because of the limited redeemability of ETF shares, ETFs are not considered to be梐nd may not call themselves梞utual funds.
An ETF, like any other type of investment company, will have a prospectus. All investors that purchase Creation Units receive a prospectus. Some ETFs also deliver a prospectus to secondary market purchasers. ETFs that do not deliver a prospectus are required to give investors a document known as a Product Description, which summarizes key information about the ETF and explains how to obtain a prospectus. All ETFs will deliver a prospectus upon request. Before purchasing ETF shares, you should carefully read all of an ETF抯 available information, including its prospectus.
The websites of the New York Stock Exchange, American Stock Exchange and NASDAQ provide more information about different types of ETFs and how they work. An ETF will have annual operating expenses and may also impose certain shareholders fees that are disclosed in the prospectus.
Currently, all ETFs seek to achieve the same return as a particular market indexes. Such an ETF is similar to an index fund in that it will primarily invest in the securities of companies that are included in a selected market index. An ETF will invest in either all of the securities or a representative sample of the securities included in the index. For example, one type of ETF, known as Spiders or SPDRs, invests in all of the stocks contained in the S&P 500 Composite Stock Price Index.

What happen to mortgage loan that makes market crash

Let's look at an example of a typical mortgage company, call them ABC Mortgage Sdn Bhd.
Let's say on a given day ABC commits to fund $500 million in mortgages (these are examples, but in the ballpark of a typical large lender).
ABC Mortgage Sdn Bhd will not typically hold any of these loans. Instead, they will sell them in the secondary mortgage market

But that takes time. In the meantime, they have to close the loan and give the money to the home seller. They don't usually supply the money from their own coffers. They go out and borrow it. They get loans from lenders to cover that gap. This is known as a "warehouse line." These loans will be repaid once the loans are securitized in the secondary market. They are only short-term.

Here's the problem. The lenders are now saying we will give you the money, but the collateral that you are basing the loans on are worth less, so we will lend you less money than you wanted. On top of that, the loans you have already made may be worth less, so we are asking you to put up more money. This is called a "margin call."
To boot, the people at the other end of the deal--who will buy the loans in the secondary market--are demanding a lower price and a higher yield. The mortgage banker is getting squeezed at both ends.

Look what happens when they try to sell the loan (actually pools of loans) into the secondary mortgage market. Let's look again at that $500 million in loans that ABC Mortgage Sdn Bhd just originated on one day.
Of the $500 million, perhaps $400 million will be "conforming" mortgages that will most likely be sold to KBS or XYZ

The remaining $100 million are "nonconforming" and must be sold into the private market. Who will buy them? Hedge funds, insurance companies, and average investors.
These loans would typically be sold at a profit--so, for example, $100 million in loans would be sold at $101 million ("par plus one" in lending terms) for a $1 million profit.
But now investors are saying they won't take that--they will only buy the $100 million in loans for, say, $95 million. But if that happens, ABC Mortgage Sdn Bhd loses $5 million in value and $1 million in profit. They can only fund the mortgages they have committed to if they make up the $5 million shortfall from their own company. If this happens just one day, it's no problem--but if it happens every day for weeks, and the company thinks this is not going to end for months, the company may have to close its doors or renege on its loan commitments. At the very least, it will have large losses.

Look for counters with high dividend

When market fall, rule of thumb is not to buy.

There are hidden jewels in the falling market. I have noticed a few counters that offer high dividend yield. What does that mean. Assuming a counter share are trading for RM 4.00. The dividend for this share at par of RM 1 is RM 0.40. That mean the dividend yield is 10%.

So when the counter fall to RM 3.60, how much is the dividend yield? That is RM 0.40 divide by RM 3.60 equal to 11.11%

One of my favourite counter is Berjaya Sports Toto. This counter has been paying dividends of around 10% per annum. Beside that, it also enjoy capital appreciation.

This is not recommendation to buy but an idea how to beat Fixed Deposit low return. Although FD is risk free, I do not encourage FD as investment but as 6 months emergency cash use. So asset allocation for FD assuming your expenses is RM 5,000, you can allocate RM 30,000 into FD. Then all your remaining cash can be use to invest.

To reduce risk and maximize return, go for high dividends counter with growth potentials.

carry trade

I find this term interesting.

In the Carry Trade, speculators buy high interest currencies and sell currencies with low interest rates. These positions ensure that each trading day rollover-interest will be posted to the trader's account. Thus the Carry Trade has the potential to significantly enhance a trader's return.

Generally, traders seek to buy countries with high interest rates, and seek to short currencies who offer low interest rates.The carry trade works best under certain market conditions, and the selection of the currency pair can make the difference between a losing and a profitable trade. When selecting the currency pair, traders want to observe two things. On the one hand, the trader wants to make sure he is buying the currency that has the higher interest rate and is selling the currency that has a lower interest rate in comparison. On the other hand, the trader also wants to view the health of the economy for the currency pair to ensure the market will move to his/her favor. Essentially, the trader will be buying a currency with a stronger economy and selling the currency with a weaker economy
